Yellow Tree villa is a stunning 4 bedroom villa and spa. It is a recently built luxury villa, just 10km from the coastal town of Porec in the Istria area of Croatia and features a state of the art design and functionally throughout. It sits on half an acre of grounds and enjoys complete seclusion and privacy.

This villa is very special. It offers amazing amenities such as the outstanding indoor-outdoor heated swimming pool. This means it is enjoyable when used in the hot summer or in the cooler months.There is a gym/fitness room, sauna and Jacuzzi.The entire villa has a heating and cooling system to suit the time of year that you visit.

 There are 4 bedrooms which comfortably sleep up to 8 people.

For those wishing to accommodate up to 12 people, the extra guests could use extendable sofas in the living room and there are a further 2 single foldable beds for additional children.

Outdoors guests can relax and sunbathe on the terrace overlooking the olive fields.  These extend all the way down to the Adriatic coast line.

Yellow Tree villa is suitable for families with children and some pets are also welcome.

Living room with fireplace and many windows allowing in natural light. This has a garden view
En-suite bathroom, shower, toilet and 1 basin
Air conditioning (central automated HVAC system, heat pumps)
Living room can be converted to accommodate extra guests on 2 extendable sofas. These provide comfortable beds for up to 2 people each

Dining room with open kitchen overlooking the garden around the villa. These are furnished with a kitchen table and a large garden dining table.
For guest entertainment there is Play Station, Sound system and Internet access (broadband, Wi-Fi). There is also a flat screen TV with satellite of cable programmes.

First floor
4 double bedrooms. Each bedroom has air-conditioning ( hot/cold) and and en-suite bathroom ( showers ). There is under floor heating, hairdryers, dressers, irons and ironing boards

Outdoors
There is a spacious garden. There is decking around the villa and around the spa area .

The 18 metre swimming pool operates as an outdoor-indoor swimming pool.

There are up to 18 lounge chairs in the pool area and around the gardens.

There is an outdoor kitchen with grill. The garden is mainly laid to lawn with several oak trees. The garden is totally enclosed.
There is also a roof terrace for sunbathing.

Car and pedestrian access is via two large automatic doors. These are located on both sides of the villa.
